Permitting adds time too - Toronto's approval process can be anywhere from a few weeks to several months depending on the scope. We'll give you a realistic timeline once we understand your project better.

We typically charge a percentage of construction costs (usually 8-15% depending on complexity) or an hourly rate for consulting work. Every project's different, so we'll put together a detailed proposal after our initial chat. We're upfront about costs - no hidden fees or surprise charges down the road.

Yeah, we do! We've worked on projects across Ontario and occasionally beyond. For projects outside the GTA, we just factor in travel time and might adjust our fee structure slightly. We're licensed in Ontario but can work with local architects elsewhere if needed. Distance hasn't been a problem with video calls and digital collaboration tools these days.
